STOCKHOLM, Oct 28 – Nyfosa has signed an agreement to acquire a big-box property in Kuopio while divesting another in Västerås, in moves aimed at optimizing its property portfolio.

- Leasable Area: 8,306 sqm
- Contracted Annual Rental Income: MSEK 16
- Occupancy: Fully leased
- Average Lease Term: 8.1 years from completion
- Completion Date: Planned for September 2026
Impact: The acquisition strengthens Nyfosa’s presence in Kuopio and is expected to positively influence the portfolio’s average yield and lease term.
Divestment: Västerås – Bladbaggen 1
- Leasable Area: 23,744 sqm
- Economic Occupancy Rate: 91%
- Contracted Annual Rental Income: MSEK 25
- Selling Price: Exceeds most recent book value by MSEK 7
- Expected Earnings Effect: Positive MSEK 26 in Q4 2025
- Vacancy Date: December 2025
Impact: The divestment of a resource-intensive property frees up capacity for the rest of Nyfosa’s portfolio.
